The 80m2 apartment - located in Nesso, between Bellagio and Como - is in a residence with a park and outdoor swimming pool overlooking the lake. The residence was created from a spinning mill, dating back to the 18th century. The private and assigned parking is the plus, in an area where it is difficult to find where to leave the car!

Parking is located within the property: it is outdoor, covered, and reserved. However, the space is quite limited and access can be challenging, therefore it is suitable only for small cars (compact vehicles).

For larger vehicles, it is possible to park outside in public parking spots marked with white lines. Please note that these spots are neither assigned nor guaranteed.


It is necessary to walk from the parking area to the house.


The apartment consists of 2 double bedrooms and one bathroom on the entrance level. A staircase leads to the lower floor, where you will find the living area, open-plan kitchen with dining area and sofa, panoramic terrace with outdoor dining area, and panoramic windows.

The apartment is accessed by walking up two flights of stairs.

- ENTRANCE with direct access to the first DOUBLE BEDROOM with chest of drawers, lake view windows, and a small storage room


- SECOND DOUBLE BEDROOM with wardrobe and lake view window


- FULL BATHROOM with shower, bidet, toilet, and sink


- An INTERNAL STAIRCASE leads to the LIVING AREA with lake view, lounge area with sofa and TV, dining area for 4, and access to the lake-view terrace with dining table for 6 and sunshade


- OPEN-PLAN KITCHEN with induction cooktop, fridge, freezer, traditional oven, coffee machine, kettle, toaster, and access to the terrace


- SECOND BATHROOM with shower box, toilet, and sink

Please also note the following
- There is no elevator. The apartment is on the first floor, and there are stairs from the parking area to the house, as well as within the residence.

- There is no air conditioning, but fans are provided.

- OUTDOOR SWIMMING POOL is free of charge and open until 30/09/2025. Please note: swim caps are mandatory in the pool; guests must bring their own caps and pool towels.

- You must walk from the parking area (within the property) to the house. The parking consists of one private, reserved space within the property: however, it is not suitable for minivans or vehicles larger than a standard SUV.

- Vehicular access to the Residence is via Via Roma 32, Nesso: this is the street next to Via Riva di Castello 1, 22020 Nesso, which is pedestrian only.


The park, with trees and terraced areas, is shared with other guests of the residence. Due to its large size, it is very easy to find a private corner to relax.

Within the park, just a few steps from the apartment, you will find the shared SWIMMING POOL, complete with showers and changing rooms.

From the terraces of the park and the pool area, you can enjoy breathtaking views of the Como branch of the lake and the surrounding mountains.


The residence also features a concierge service.


To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal. Upon arrival you will be required to pay the tourist tax of € 1.50 per person for overnight stays up to 7 nights from April 1st to October 31st, as requested by the Municipality of Nesso. Children under 12 are exempt.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).

Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings

Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

Como Climatic Zone E: 14 hours a day from October 15th to April 15th.

The apartment is located in one of the most beautiful locations on Lake Como! All the main services (bars, small food shops ...) are located in the town center


Nesso sits on the lush, steep banks of Lake Como, a beautiful, peaceful village to visit if you want a taste of an authentic Italian community, still largely untouched by tourism. Midway across the lake between the larger and busier Como and Bellagio, it's a strategic base for day trips to other towns. Nesso has a spectacular waterfall (visible from the Civera bridge) and pristine waters, making it a favorite spot for locals to swim. There are walking and hiking routes to the mountains of Lake Como.

Nearby towns offer boat rentals and tours (including Riva boats) and water ski/water sports lessons and/or equipment rentals. A ferry stop makes for easy day trips from this central lake location to explore other parts of the lake.


The accommodation is very close to public transport stops that lead to Bellagio or Como, by bus line C30. The bus terminal from Como is at the COMO LAGO station.

If you are travelling with a small car, you can park in the reserved parking space on the property. If you are travelling with a larger car, you will not be able to park in the reserved parking space.
